Q: Who is the developer?

Q: Can the apartments\houses be rented out?
A: Yes, with written approval from management.
Q: Do I need to put down a deposit?
A: A 20% deposit is required and must be paid into the seller's attorneys' trust account.
Q: What levies are payable and what do they include?
A: Levies are calculated according to care levels needed. Please refer to sales agreement.
Q: Am I responsible for paying the water and electricity accounts?
A: Yes. Electricity consumed in all houses and apartments will have prepaid meters. Water consumed in houses will be separately metered and water in apartments will be included in the levy.
Q: What guarantees are there that levies will not increase dramatically in future years?
A: In terms of the requirements of the Retired Persons Act, Evergreen is required to disclose levies for the first two years. Please see brochure for more details.
Q: Can you explain what the advantage is in buying into a Life Right scheme?
A: A Life Right scheme refers to a contract within an estate whereby a resident enjoys the same privilege as if the home was purchased by sectional or other title except that the owner\developer remains the sole owner of the property and carries the responsibility of maintenance and upkeep of the village. A further advantage is that the residents enjoy all the services rendered by the village at a shared cost.
Q: How am I protected as the holder of a Life Right?
A: Holders of Life Rights are protected under the Housing Development Scheme for Retired Persons Act No. 65 of 1988. In terms of the Act, the holder of a Life Right shall have the same rights as those conferred on a tenant where the lease has been registered against the Title Deeds of the leased land. Such right shall be preferent to any other right irrespective of whether it is registered or not and irrespective of the time when such other right was registered.
Q: What security measures are to be provided?
A: A solid boundary wall, topped with electric fencing, has been constructed along the perimeter of the development. Access to the village by residents and visitors is via a single access control point manned 24 hours a day. In addition there will be 24 hour security patrols.
Q: Does each apartment and house have an effective nurse call system?
A: Yes, all apartments and houses will be linked to the care centre and an emergency medical response service will also be available.
Q: What will the Health Care Centre offer?
A: There will be 24 hour nursing care
Q: If my spouse or I suffer from a diminished ability disease will we still be able to purchase at Evergreen?
A: Yes, but you will be required to submit a medical report to determine whether the services offered at Evergreen will cater for your needs.
